AthensAthens is the capital of Greece and one of world’s oldest cities. Athens’ urban area has an estimated population of 4 million and as a city it dominates the social, cultural and commercial structure of the country.

There is unsurprisingly little room for modern inner city retail developments due to planning restrictions and limited opportunities of suitable land with access to mass transportation. The most important large scale development in the pipeline is Ellinikon project on the site of the old airport, which will be one of the most prominent inner-city, waterfront, mixed development projects in the world.

Prior to the recession there was a lack of adequate retail space suitable for international retailers. The economic recession hit Greece hard and particularly the retail sector. Occupier activity has been slowed, with few retailers looking to expand and demand concentrated in top prime high street locations and main shopping centres. Nonetheless, the situation is now starting to improve. Prime rents witnessed a modest increase over the first quarter of 2016 with an 8.3% growth in high street and 5.3% growth in dominant shopping centre locations.

The main shopping area in Athens is concentrated in the streets around Syntagma Square, Kolonaki Square and the streets between Stadiou and Panepistimiou Streets and includes Citylink shopping centre. Ermou is the principal street and is located in the oldest district of the city. Within the suburbs of Athens there are other popular shopping areas such as Glyfada in the south and Kifissia on the northern outskirts.

Glyfada is a seaside town and suburb of Athens, situated in the southern parts of the Athens Metropolitan Area. It is the largest of Athens' southern suburbs, offering a different shopping experience to central Athens. It is a fashion conscious area known for its upmarket cafes, well-known restaurants, boutiques and cosmopolitan summer clubs. The main shopping street is Metaxa.

THE MALL ATHENS

The Mall Athens was the first shopping centre in Greece when it opened in 2005 with 58.500 sqm GLA. It is located in the suburb of Maroussi close to the Athens Olympic Stadium. METRO MALL

The Athens Metro Mall is a shopping mall located very close to the Saint Dimitrios stop of the Athens Metro on Vouliagmenis Avenue in the southern suburb of Agios Dimitrios. The mall opened in 2010. The Mall

The Mall Athens of 58,500 sqm GLA is the first and the most succesfull shopping centre in Athens situated near the Athens Olympic Stadium in Marousi. Golden Hall

The Golden Hall Shopping Centre of 41,000 sqm GLA was opened on 28 November 2008 and is considered the most stylish and relaxed shopping centre in Greece. Yialou Smart Park

Yialou Smart Park is located 15km from the center of Athens and openend in 2011. It is the largest retail park in Greece. Athens Heart

Athens Heart is located at a key crossroads, in the city’s historical centre, between Pireos and Chamosternas streets and has 20,000 sqm GLA.
